Abstract
Different characteristics of an urban area affect the value development of an urban area. This study assessed the urban value characteristics of one major city in the Netherlands: Eindhoven. The study was based on the WOZ-values about 93,000 dwellings in Eindhoven from 2005, 2007 to 2008. The value of the diverse neighbourhoods developed differently. The value development of these neighbourhoods are analysed with ANOVA and correlation analysis. A principle component analysis was employed to estimate the proportional share of the various value characteristics on the value development and validated through reliability test. These value characteristics are divided into three categories: physical, social and functional characteristics. The result reveals that in the first place the physical value characteristics determine the value development the most short followed by the social characteristics. These two categories affect the value development considerable more than the functional characteristics.
