Abstract

With the rapid development of China's urbanisation process and real estate market, housing has become a hot topic. Scholars have explained factors influencing housing prices from a number of perspectives, and the Chinese government has introduced a series of real estate regulation and housing security policies. So what are the factors that affect the price of commercial property? What are the effects of real estate regulation and control policies? What is the economic effect of the supply of subsidised housing? A comprehensive understanding of the above questions is a prerequisite for ensuring high-quality development of the real estate market and urbanisation. This paper reviews the economic literature on both commercial and subsidised housing, and highlights the differences between domestic and international studies. It further summarises the limitations of current research on China's housing problems. This paper concludes with an outlook on future research priorities and directions in this research area.
